From my very scares experience so far, it looks like most landlords do prefer at least a 3 year lease, some only offer 6 or 9 years. However, there are some that will agree to a 1 yr. lease. To me in today's world, especially in a city like Brussels, such a thing like a 3,6 or 9 year leases should be forbidden and unlawful. The world is so dynamic and folks move all the time working on a contract basis, which seams to be becoming a norm these days, that such leases I hope will become obsolete very soon!!!!!!!!

Most landlords will ask for either 2 or 3 months deposit, which sounds like it is refundable, however, I would say watch out for dishonest landlords. You will find them in every country, all over the world.
