Your best bet to see average rental prices for any one area is to use Airbnb.

Make sure you plug in at least 30 days in your search.

That way, any special monthly rates will pop up.

That's just a basic start.

You can probably rent directly from a landlord for between 20 per-cent to 50 per-cent less, depending on the city and the season of the year.

Once you are physically here in your city of choice, should you locate a specific property of interest through Airbnb, use the "contact landlord" option and ask to come view the property in person.

Let them know you may be wanting a longterm lease, but try not to tie yourself down to your requirements ahead of meeting them.

Your initial agreement here should always include the right to cancel anytime in your first month.

You never know what might turn out to be an unforeseen problem.

Avoid getting involved with a rental agent if possible.

Most agents here serve primarily as a translator.

For that they get 1 months rent when they deliver a 12 month signed contract.

No guarantee they will be there to help you should you run into problems.

To OceanBeach's advice I'll add -
Stay in the area of any prospective rental (or, even better - in the actual rental itself) for at least a week before signing any long term lease. Those seemingly quiet restaurants (during the day) across the street may blast discordant, off key, drunken karaoke singers at 160 dB until 4:00 am... but an estate agent won't tell you that.
