Long term rentals and the law for foreigners

Hi all, I'm seeing some chatter about the gov not allowing long term apartment leasing / renting, has anyone heard likewise ? If true, is there a way around it legitimate ? My friend suggested I rent with him and his wife. That would be difficult ! and he would be the signatory, On the subject, has anyone looked at Petroland as a place to I've in Thu Duc ?

I think you may be the champion at ferreting out obscure rumors 😉


At least, that's a rumor I hadn't heard before.


Social media has become a horrible place to gain useful and true information.


Everyone seems to have their own personal theory of impending doom for wannabe retirees & others hoping to live here long term.


Up until now, it's been fully legal to sign a long-term lease regardless the length of you individual visa.


WHAT YOU MIGHT HAVE HEARD was someone complaining about police registrations being limited to the length of your visa.


That's absolutely true.


The government has gotten extremely strict about temporary registrations of residence.


You must re-register every time you re-enter the country on a new visa.


But that has nothing to do with your contract to exclusively rent a room or apartment or house in Vietnam.


That's totally up to you and the landlord and whether or not you trust each other.

I believe it's the landlord/property-management who must re-register the foreigner, as the foreigner is not able to do so themselves.

I suppose I could have said you must be re-registered. The bottom line is, both the landlord and the foreigner are responsible for it being done, even though it's the landlord who physically does it. Because if somebody gets off the plane and starts camping in the wilderness or living with a friend without the permission of a landlord, they will be violating the same law regarding registration

We used to just call the local police station, they would send over a young guy to fill out th forms, I’d sign them and give a copy of my passport.   This time I had to go to the Police Station, same young guy came took my passport, 10 minutes later with papers I had to sign - and we were on our way.   As far as I can tell, I am the only foreigner in this area - there are others half hour away in Than Binh and further up to Cao Lanh but not here.     Their Country, Their Rules.      When I leave, we just call and tell them we are on our way.     Peace

I confirm what said @OceanBeach92107 as true, and try to dissolve some confusion by another collaborator: By Law, there is not any limit for renting a house or apartment, even for free. By law the owner (the owner and only the owner) of the house/apartment/hotel MUST register your temporary residence at the Police when periods are longer than 3 days and do it every 365 dias. Sometimes is a little complicated to rent anywhere because the contractor is not the owner or simple doesn't want to deal with such paperwork due to their unformalisms

Another fact: Police knows where you live, they will visit you sooner or later for papers, so you have to be always lawfully
