dumaguete subdivisions or neighboring towns

I've travelled to a number of areas around the Philippines. The pandemic has thrown things off a bit. My next trip I plan to spend some time in Dumaguete and Valencia. Silliman University seems top notch and all things that well educated people brings appeals to me. I have also heard that there are a fair number of expats there. And while I am not compelled to live in an expat commuinty, it does drive traffic in groceries and restaraunts and sometimes housing.

My question is what are some of the better subdivisions around Dumaguete without actually being in the city core itself? Is Calderon good? Is it better to live in Valencia and just orbit into Dumaguete every now and again?

If it matters, wife and I are 60. I'm American and she is a naturalized US citizen from South Korea. We are looking at a monthly budget of about PHP75 - 100k.

As I'm growing older I prefer walking distance and very short drive to everything.  So to me city proper is my advice.  A good condo building that has eateries, pool, gym, laundry, convenience store in it and then a mall (e.g., Robinsons),  groceries (e.g., Puregold), stand-alone restaurants (e.g.,  Pancake House, Mr. Chicboy), hospital/clinic, parks around it in 10-mile radius.
