the "water saturating" clause in rental agreement...

Hi guys,

Have any of u come across this very strange "water saturating" clause in ur rental contracts ?  It seemed to be a standard clause with one of the bigger rental agencies..

"The Lessee shall not permit any water or other liquid to soak through the floors of the premises leased to him and in the event of this happening he will without prejudice to the Lessors rights under this lease or otherwise, immediately rectify and make good all damage and injury occasioned to any parts of the property and to the furniture, movable items, effects and belongings whatsoever, unless the cost of damage and injury incurred is covered by an insurance policy."

After already having gone thru a bit of a torrid time with other bits and pieces, i simply asked them to insert the three words "due to negligence", in the second line after "premises leased to him" in order to effectively negate taking over responsibility for all potential water saturating events that could occur in the apartment.
