My first reaction is that 600 euros is a skimpy budget for a house rental. I'm not an expert on Sofia real estate, but I know it's expensive, and this seems WAY short of the mark. My guess is that you'd be hard-pressed to find a nice 1 bed apartment with 1 parking space for that budget.
More generally, there are not lots of house rentals anyway. You will have a lot more options if you consider apartments.

400 euros for a big fancy house in Sofia, is VERY unlikely! Plus the text mentions Prague as the location, which is a bit of a red flag. Personally I would ignore or block this user. But if you're already in Sofia, and he says he has a house there for you to view, then please enjoy the adventure. :-)

OLX (dot bg) is a site popular with the locals, and has listings by both owners and agents. It's harder for an expat to do a deal on here because lots of posters don't speak English or don't respond to foreigners, but it's great as a bit of research to check what kind of properties are available for your budget. It's much easier to sign a contract with a big agent who deals with lots of expats.
As a quick example from the above searches, this is one of the cheaper options with parking: it's a modern furnished 1 bed apartment for 700 euros plus 100 euros for the underground parking space.
