Hoping to buy property in the next 6 months

Welcome !  I am not retired either but moved to DR (Punta Cana) year and a half ago.  So far so good.  But, of course it has it's challenges.   Which part of DR are you planning to settle?

We were thinking maybe Bavaro, but to be fair we are going to have a good look around when we come over at Christmas.

Any suggestions?

Welcome!  If you want to get away from the usual tourist hotspots and enjoy untouched beauty, consider Samana Province.  We have been here for three years and are continually discovering unique experiences.  PM me if you want more information.  Prices are lower than the other areas which get a lot of attention.  Even though much of the area is underdeveloped, we are within a short driving distance from Las Terrenas which has shopping, more restaurants, etc.

Debra, I highly recommend holding off on buying property! Buying is easy, selling is hard! Even within a given town, there are vast differences, sometimes from street to street!

If you find a place you think you want to buy, visit it during the day, at night, during high season, on a holiday weekend, on a Sunday morning, etc.

we are building a condo in bavaro. we liked the area since you don't need a car to get around. everything is within walking distance. you can always uber or take a taxi if needed.

preconstruction is your best deal in the DR as they will give you free financing up to the time it is finished and you can get all the benefits of confotur (no transfer tax and no property taxes for up to 15 years) . but make sure to use a reputable developer. also note that construction timelines are wildly optimistic. expect it to take 1-2 years longer than promised, which is fine if you are in no hurry.

@dpatient63 Bavaro is a good choice if you like being around people.  I liked it as literally you can work to the store or to the beach

Take a look at Punta Cana Village and I heard Vista Bavaralo is a good community.  Though there you will need a car

We are building Villa in Vista Cana, also will retire in 5 years, but decided to start earlier. It took us probably a year to decide where we wanted to buy, and Vista Cana was our choice.  We decided on pre construction, but you definitely need to do your homework and make sure that you did a research on developer, If you choose a developer I would definitely recommend to look at his complete construction and if possible speak to the happy owners 😂

My wife and I moved to Las Terrenas a year ago from California.  We had been coming to Samaná for several years, spending around 10 days to two weeks.

Prior to moving we put a small deposit down to purchase a villa pre-construction project in Las Terrenas.  Unfortunately the project never got built and was mired in stops and starts, many investors lost much more.  Good news we are closing next week on a beautiful home completely furnished, which is not unusual.

i would advise you to rent for a year in your preferred area. Get involved with the community, mixing it up with the local Dominicans and expats, getting use to the weather and especially the mosquitos…lol.

Finally if you’re thinking of a pre-construction project (and there are many), please do your due diligence, find out how many projects the developers has successfully completed and speak with owners about the quality of there work.  I would really consider an existing home, there are also plenty available and most come furnished.

Always get a good attorney to investigate the deed or title.  Dominican titles can be tricky.

Gave this some thought I don’t think a self-imposed deadline of six months served you well I think do your research however long it takes sleep on it collaborate with people that are important to you and that have your best interest in mind. Sleep on it again. Let me be really clear. There’s no perfect deal or property. It comes down to what works best for you. What you are comfortable with what makes you happy, now I wish you well.
