Cruise On Land Project

has Anyone inquired recently about the Cruise on land project in Punta Cana? The Project concept seems pretty cool but I’m a bit skeptical after seeing their updates looks like  progress is slow and estimated delivery date seems to not coincide so trying too see if it’s better too wait it out and not buy pre construction…I see Various prices posted by realtors and agencies with various starting prices for the same type of suite…Are they selling a dream? Or is the a reputable project? 🤔

Welcome to the forums!  I have no knowledge of this project but others may.   If its pre construction you definitely want to be wary.   There are various other threads about pre construction projects  that you may want to review.

It does appear to be moving slow. Building 1 and 2 have a delivery date of September 2025. The contract allows them to finish the project no later than March 2026. If this is not met, you are able to exit with no penalty. The money will be returned from the trust. The entire project is set to be completed by 2030. I am excited about the project and not too concerned about the timeline.

Can anyone recommend a property manager that is willing to service the Cruise On Land project. I have decided to post here because it is outside the service area of those suggested on the property manager thread. It’s located on the Higüey-Verón hwy in La Altagracia province of Punta Cana. It’s 13 miles from Downtown Punta Cana. Thank you.

  I am skeptical also but still interested in purchasing property there. I am worried about some other reviews i read about other projects breaking their schedule and charging more for property promised. It seems there are way too many projects going on at the same time. I would hate for my investment money go down the drain for whatever reason.

I agree with you no one wants to lose money as most of us work very hard for it. I wish you a couple of years ago. I bought a new project called Wave Garden in Cap Cana and I’m glad I did. When it finally delivers, it will probably be a year to a year and a half late. On that subject human nature wins if you’re looking at two projects and one person tells you it’ll be done in two years and another one tells you it’ll be done in four years. Where are you gonna buy? You could tell me I’m gonna buy in the four year one but science does not prove that out my point being find a project that you like a realtor that you trust and then pull the trigger. Do your due diligence for me. I found a group on Facebook called inner circle. A guy named Jamie Gruber who I have found to be an incredible resource and it’s truly becoming a friend. It’s a community of Dominicans, Dominican Americans, and other experts who ask an answer questions.

There are various groups and various "experts".


With everything and everyone find out why! Why are they recommended. What are they trusted. Are there commission structures, who gets kickbacks.  That is extremely common here.


I was once approached by a lawyer to refer people to her. She offered 20% commission. I said no thanks. Then she offered 40%. No thanks, I don't refer people for money, I refer them because they are good.  But that's me. 


Do your homework.

In the end, we all have to go with our gut. I don’t have a problem, knowing someone gets paid a commission for their experience case in point I’m using a Property Inspector that someone will get a referral fee for I would not have had access to this fella unless he was pointed out to me.

Yes it's the knowing about it that matters. Thinking you are getting a referral for great product or service is different than a referral to earn commission!

Due your due diligence and hire an attorney from Santo Domingo. Please explain what an attorney can do for me besides read and interpret the real estate contract. Can they actually enforce the contract when the time arrives? Delays can be caused by numerous things and this will be delayed in courts for years. My only concern is if the delay is for years versus for months, and if they will increase the price of the condo and demand more money from you. Can they actually do this? If you are 2K deep into this it may not be a huge problem but if you are 30-50K in it, i would hate to lose that money and might feel conned to add more money just to get something back. Thoughts? Any good attorneys in Santo Domingo and will they charge an arm and a leg just to ready a contract to you?

Everyone needs to read and understand your contracts.  They should spell out what happens IF.........


Do not sign what you don't understand and doesn't cover you for all contingencies!

When you use the word enforce in relationship to an attorney, it’s my understanding. They can’t enforce anything only a court of competent jurisdiction can enforce something. I’m not an attorney, but I’ve done enough business in real estate and other matters in the United States and that’s my understanding of it. It could be different here, but by hiring an attorney and ask him what he can enforce if he can enforce maybe money well spent only you can determine that.
