Sure - You're in danger of losing the lot if you have no idea what you're doing.
You'd be amazed at the number of scammers and dodgy investment deals out there, and inexperience means you're vulnerable.

Restaurant is suicide as the majority fail within one year. There are so many f&b businesses they stretch side by side along many streets

Motel requires large paid up capital.

Joint venture requires less paid up capital (350k) but normally does not result in a work permit for the investor unless they are experienced in the business type and essential to the running of the business ie those skills are not available among the local workforce.

I've also heard that rumour - don't know anyone that's managed to do it, but I've heard the rumour.
Traders sell gold to little fish at as high a price as they can manage, but always buy from small fish as low as possible.

Restaurant business in Malaysia is very risky with many foreign owned businesses going bankrupt. Anyone here offering to sell part of their business is probably trying to recuperate their original investment from gullible investors.
according to me real estate and moving restaurants are better options to invest...risk factor is there in every business so think wisely before invest.
90% of restaurants go bust with a year. It really is for those who know a lot about the business.

I always love the sales pitch "huge profits, but have to sell as I am short of cash"
