Estate Agents Fees, etc

Couldn't find any explicit answer. I can only guess that it is up to the landlord or the agent.

The landlord and tenant act doesn't seem to have any provision to fix deposits, fees amount : https://housing.govmu.org/Documents/Acts/lta.pdf

Normally, if you rent through an agency, there is 1 month (amount depends on the agent) rent as commission fee, 1 month's rent in advance as security deposit (caution), the security deposit is refundable at the end of the lease, provided you have maintained the premises in good condition and if your lease contract has been respected and one month's rent in advance.

I wouldn't be surprised if some agents/landlords ask for 2 months' worth deposit or advance but make sure you enquire about the refundable part.

Some landlords have perhaps faced some difficulties or have had problems with tenants in the past, they would (i believe) exerce more caution by asking for 2 months deposits etc.

In case you have any doubt or don't feel like going along, feel free to look around, bargain and remain open to other opportunities before you sign.
