House build: Architect & Contractor Quotes / Budget Advice

Greetings everyone,


I am planning to start construction on a house of approximately 2000 sq ft in the Cascavelle area. I am currently in the early stages and am looking for recommendations or quotes for both an architect and a reliable contractor/builder.


For those who have built recently in the West, what is the current average cost per square foot for a standard-to-high finish? Iโ€™m trying to get a realistic idea of the total project cost to completion.


Budgeting: Based on 2026 rates,Structural Works (Grey): Usually range from Rs 1,300 to Rs 2,000 per sq ft.


Turnkey (Finished): Usually range from Rs 2,500 to Rs 4,200+ per sq ft depending on the quality of finishes


Professional Fees: What is the typical percentage I should budget for an architect in Mauritius for a project of this size?


Site Specifics: Are there any specific soil or drainage considerations for the Cascavelle area that I should be aware of before getting structural drawings?


Any advice on reliable professionals or "lessons learned" for the Cascavelle/Flic en Flac region would be greatly appreciated!

I'll leave it to members having built in the west to guide you.


In regards to land drainage etc, you might want to contact the district council to have them check if there's any natural drainage etc on the plot. Normally, it should be mentioned in the land and building permit.

I would also recommend that you do some research on "Garantie dรฉcennale". 10-year construction liability (decennial liability) which exist in french civil law.


Mauritius follows a system inspired by French civil law but this 10 year liability is not strictly implemented. It would be an asset for you if the builder / developer / architect is liable for 10 years after completion and covers major defects: structural issues, serious cracks, or anything that makes the building unsafe or unusable.

Budgeting: Structural Works (Grey): Usually range from Rs 1,500 to Rs 2,000 per sq ft.


Turnkey (Finished): Usually range from Rs 2,500 to Rs 4,200+ per sq ft depending on the quality of finishes. Yes it's a fair budget.


Professional Fees: What is the typical percentage I should budget for an architect in Mauritius for a project of this size?. Rs 40,000+ depending on construction type, the more rustic, the more pricey. I have in house architect.


Site Specifics: Are there any specific soil or drainage considerations for the Cascavelle area that I should be aware of before getting structural drawings?. Study specific to the area is required since strata is not always homogenous and each plot has their own constraints, depending on how the plot was designed and neighbouring access roads, neighbour type of build, drains or no drains etc. It is highly advisable to do such study before even going ahead with a building process.
