buying a property in Bahrain

I am considering buying a property in Bahrain and getting the residency with that. the process seems straight forward but it seems that you buy the property first and then apply for the residency, so what happens if you buy and then don't get the residency? Also, will a good lawyer handle all elements of both - buying and residency? or will i need different people for each part?

You buy the property first.  If you don't get the visa then you sell the property and move on :)

You don't need a lawyer - this is not the west where professional lawyers handle all transactions on your behalf.  This expertise is more concentrated towards the corporate sector.

You need a real estate agent and a PRO.  The good real estate agents will refer you to their PROs who will handle the residency process.  You can get a lawyer who will outsource this to his real estate agent and PRO and charge you through the teeth for doing nothing.

Personally, as I said on your other thread, this is a costly option and is not very flexible e.g. you can't sponsor people for visit visas like you can with a company.

I hope you are doing good. I have a question regarding the address certificate from the Identity & Population directory registry for CPR. I would be grateful if you can provide information if you have an idea.


I am a resident here, and if I buy an apartment ( for staying) under a bank mortgage, the property is not registered under my name until the mortgage is cleared. In this case, I am able To get an address certificate from the Identity & Population directory registry for  CPR purposes ( renewal or address change).  I assume  the property is still registered under the

seller, do I face issues with the CPR address certificate?

Not if you are living there.  I haven't gone through the process but it may be that the bank will have to either give you the address certificate or letter stating your residence to be able to get CPR updated.  The certificate is issued to the owner.

@XTang Thank you. That's indeed helpful. Meantime, I have been told that if the bank gives a no-objection certificate, one can get the address certificate.


From Bahrain's (Middle East)  perspective, if the bank approves a mortgage after verifying the title deed, is it advisable to do independent verification of the authenticity of the title deed of a 10-year-old property from a reputed developer?


A representative from Bank AUB has told me that they will have access to land documents from the SLRB, and they do thorough verification on title deeds & any existing hypothecation, etc, before approving & lending.


However, I am used to legal opinion before purchasing a property back home, and since I do not know how things work, I am confused.


If I get some ideas/advice from you since you have been in this part of the world for quite long.

I appreciate your help in this regard.

There is no point here. The title is registered electronically with SLRB. The paper deed is irrelevant.
