I wonder if someone can advise me how is this area as I am planning to rent one unit in villa. Saudi owners lives on groud floor and there are two famils on first floor and on second floor I am think to rent.

This area is about 30 minutes from American School where I am planning send my kids. Will it be save to have a diriver to pick or drop my kids?

Driver is safe as it very common to have a driver.

Regarding the area its a newish area recently developed. Cant imagine there being any issues especially if the owner is also resident.

If your taking the 2nd floor..I guess this must be the top floor. In which case you need to consider

1.water pressure, sometimes its very weak on the top floor
2.summer heat - top floors do bake in the summer floor - check there is ventilation and good air conditioners.
3. carrying heavy luggage to the top floor can be a tedious task. (including water bottles)
