Looking for advice on Rentista Visa

Hello all, I am Jay and I Expat from US, love being here in Colombia, such a beautiful country, just was at Tyarona National Park in Santa Marta Amazing experience and outstanding landscapes with lush jungles. must visit.

my question is regarding to the Rentista Visa.

I do have houses in the US but it is mortgaged from the bank which I rent out on Airbnb, my income from it is more than 10x than Colombian base salary. I provided income statement from Airbnb with notary, they asked me provide additional documents where I need to show the proof that I am the owner of the house, I provided my mortgage statement but still they wanted something else which they never mentioned, I then uploaded Warranty Deed for the houses in Spanish (with Notary) along with last 6 months bank statements as per their request. I paid twice for study fee they charge and still got denied.
Am I eligible to apply for this visa?
What kind of document will it require for the process?
really sick of it now,
Any help will be appreciated.

I understand that you rightly are "sick" of the 'trámites' you have encountered .. and need relief.

The fact is that you need an experienced immigration attorney, a recommended visa specialist or someone less official who really knows the ropes. Otherwise, the odds are that you will remain sick of the process because it is not transparent in a case such as yours.

Fortunately, many good immigration attorneys have historically allowed a gratis, brief consultation via email or phone for prospective clients. Still, it seems likely you will need more than a short consultation. Since your income from your USA property is ten times what a Colombian earns, you should be able to afford a few hours of Colombian attorney or visa-specialist time.

I recommend Langon Law of Medellin, which has handled several Colombia visa/tax/last-will matters for me in recent years. The principal attorney, Alan Gongora, is a graduate of Harvard Law School. He (as supervisor) and his paralegal -- both bilingual -- successfully enabled me to obtain a 'rentista' visa in 2017 without my ever having to leave Armenia, Quindío. The firm is easily googled.

In your case, Jay, the solution, beyond getting the competent assistance I proposed, almost certainly will result from your adviser interacting directly with Migración. I will be amazed if a layman Expat member of this forum can provide a workable solution by posting here.

In bureaucracies such as Migración Colombia, an individual supervisor typically has the discretion to interpret the rules to ask for whatever documents s/he fancies, keep asking for more documents at will and to reject a borderline application based on what they ate for breakfast. What the official doesn't want is a persistent attorney networking or negotiating with their law firm's (perhaps higher-level) friends at Migración in a way that could put pressure on the supervisor. The supervisor's way out could be to ask for one additional document .. and then approve your visa ap upon receipt of the document.

yeah for a Rentista you probably need someone with "connections" and experience to help you out..

A marriage Visa or Pensionda (if you can get your government income authenticated by the US embassy n Colombia) you could probably doby yourself and save 300 or 400 mil, if you have the time and patience

Here is a guy I always use in Medellin. He is working on my renewal now

He charges 1.5 Million, all included-once he has the right proof of income, which he shold be able to advise you on (but not getting cedula-you will have to do it yourself)

Note pretty good deal as migrations charges a millllion for their fees

Nico, since you aren't trying to sell your own services and you didn't post your personal contact information -- it's for a law firm -- I predict that the Home Office in the Mascarene Islands will have no problem with your posts.

The Medellín Guru site, which has established itself as one of the most reliable sites for information about the Paisa capital and Colombia visa issues, has a page on the Rentista Visa....
