We are hoping to find somewhere to buy in January

My name is Linda.Will be relocating from the UK next year with my husband. We are retiring and in our,mid 60s.

We have had a holiday home near the Costa Blanca for 10 years. Which we have just sold and plan to move to Bedar, Almeria. We are hoping to find somewhere to buy in January when we are next in Spain.

We are not concerned about the visa process, we are having Spanish lessons whilst in the UK and will continue once we relocate.

We suspect we will need to do building work , so hope once we purchase we can get some recommendations on this forum.

Foe your next property, I suggest you have a good look at Idealista to see what you can get for your budget in your preferred areas.


When we renovated our apartment we purchased most of the materials from Leroy Merlin... and I vaguely recall a notice board with cards from various trades & general construction helpers.

Estate agents try to get you the buyer to pay the sellers fees.

The Spanish government is clamping down on this practice as they may be seeing this as fraud. They are also clamping down on unregulated and unregistered estate agents and in the Costa blanca this is already local law. Since 2014 it’s been illegal not to have qualifications to sell properties there and it is being extended to the whole of Spain to regulate the industry as the same as Europe under EU law.

in each business there is a book you can make a complaint in. The book is called hojas de reclamaciones and every business has to have one by law.

Essentially you are being asked to pay for something you haven’t asked for or employed someone for.

The penalty for the agent or any business can be damaging it doesn’t mean you have to fill in one straight away you can try to negotiate with the estate agent if you want but you don’t have to.

The standard fee for any property purchase is between 1% - 2% no more.

Hope this helps people understand some Spanish law on property purchase.
