Real estate investment in Serbia: Advice

Good Day

I'm from South Africa and considering the possibility of buying property in Serbia. My situation: I have about 22 000 Euro to work with, and urgently need to get these funds out of my home country as government confiscations are looming.

I'm specifically looking for something not just to live in myself, but which would also be a sound investment.

Is it still possible to qualify for residency in Serbia based on real estate ownership?

What can I afford on this budget (at best) in: Belgrade, Novi Sad, and smaller towns and villages?

Hi Carter,

A short answer is yes the will allow you enough to purchase a house in a smaller town/village. In Belgrade you might get 15 sqm for that price and in Novi Sad about 20 to 25 sqm. In smaller villages you can get a decent house but, it might require a little renovation work.

I can refer you to a lawyer that can assist you with residency, property purchase, forming a company, etc..

@GuestPoster010 My wife and I were encouraged to invest in real estate here by our hosts, as we came to Serbia as travellers only. Never did we look back. Whether you're looking to invest in land in rural areas (agriculture, etc) for airbnb like them (they're the guys from [link moderated]), it's entirely up to you. Legally speaking, it is more difficult to do this in India (where we come from) than in Serbia. I suggest you start with places close to Belgrade, as I heard the metro line will extend to places like Obrenovac in the following years. Nothing to lose given that the prices are as low as they are.

If you plan to own a house in RS 22,000 EUR will never cover the costs for living near Belgrade or any of the major cities. You will only be able to afford a house in the villages. Whatever you think the cost will be - double it. EU banks took over RS mortgages. The takeover was completed in 2020. They lowered interest rates giving out credit (printed money) like Halloween candy to put the people into debt. Serbs are agreeing to put the bankers debt slave shackles on. Same as Western countries.

With credit the price of houses and cars have skyrocketed. The days of owning a nice house for 22,000 EUR near Belgrade are gone. You can't even get a garage for this price anymore.

Hey there,

The great news is that since Serbian nationals can purchase freehold properties in South Africa, you can too! The Serbian government requires this principle of reciprocity.

On the downside, even though you can snag a property in a village for 20,000 euros, most real estate agents probably won't even reply to your inquiries.

I can definitely assist with finding a good property in a village here, but I charge a flat fee of 500 euros. This includes assistance with documentation, translations and representation in the acquisition process (at the relevant notary). .
