Regarding the allocation of apartment management fees

I live in a 4 story apartment building with 8 homes. Currently, condominium fees are distributed equally to all residents, without taking into account differences in floor or unit size (although size differences are small).


I understand that in some apartments, residents on higher floors pay more because they use the elevator more frequently, and residents with larger areas pay more.


I would like to know if there is a common practice in Portugal for allocating apartment management fees?

The costs of maintenance of the elevator + common parts of the building are the responsibility of all those who can make use of it, even if some residents demonstrably do not use it. For example, a first-floor flat has to pay for the maintenance of the lift, even if it rarely uses it.


In the case of different areas, the rule is that each fraction of the building pays the percentile that is indicated in the building's land registry. You can check this by asking for your building's land registry certificate (certidão predial da fração e do prédio).
