Good morning all

Is there anyone here that is a complex committee member or has been a complex committee member?

Need some advise and understanding. Have read the property law but this seems to be a guidance?

Any help appreciated.

Hi, I'd also appreciate any advice you had. I have moved into a very small new complex which only consists of 4 apartments. The developer has advised that we need to form a management committee. I have said I'm happy to be involved but neither I or the other owners know much about the process.

Even for a small 4 unit complex, you’ll need a proper management set up once owners take possession. Cap. 224 provides the framework, but the practical steps are what matter.

In simple terms: confirm ownership and common areas, elect a small owners’ committee, open a dedicated communal account, agree a basic budget and fees, and keep proper records.

Ask the developer for the handover pack, including common area plans, insurance, warranties and communal meter details. I would also avoid letting the developer manage the property indefinitely without clear owner control and accounts.
