Real estate lawyers.

Stonewall Man

Hi thanks for letting me join this forum. My wife and I decided, some time ago that we would like to retire in Bulgaria in the near future. We are planning to get our company set up in order to allow us to buy our house and land, prior to moving when we retire. Can anyone please recommend a reputable lawyer in Bulgaria that could deal with this for us. Thanks in advance.

You will need to open an accumulative bank account to as part as the process of opening the company. Please note that banks in Bulgaria have introduced stricter anti-money laundering regulations in recent years. As a result of increased fraudulent activity, it has become significantly more difficult for foreigners to open bank accounts. There are a number of additional requirements and restrictions, particularly for non-EU citizens.

If you would like to email me I can give you the information and recommend a couple of trusted lawyers who will navigate the banking issue. No obligation. : ****

You may find that when you are ready to buy a property, the agent you buy the property from will assist with the company set up, usually for a reasonable extra fee. That's how I did mine.

Or there are helper services who can assist.

It's definitely not something a non-Bulgarian can manage on their own, especially the business bank account set up. Mine took pretty much a full day of filling in paperwork and going to multiple different offices, even with expert assistance!

It would be helpful if you specified just where you're aiming to buy; while it's not strictly necessary that the lawyer you use lives in the vicinity of the property it does make things easier.  Personally, I'd NEVER use the property broker to organise any of the legal requirements - they may be absolutely kosher but if they're not you could end up in a world of trouble.  It's best to use a lawyer, whose only interest is to ensure that you'd don't do something you'll regret.  Things here are better than they used to be but the newspapers are still reporting on all sorts of property fraud,  As always, never forget that you basically have no come-back, even if you're cheated or misled: when you sign that notary deed you're agreeing to everything that's in it...
