Hi all! Planning to move out of UK in next years. don't know why but i like Bulgaria, and that's my aim. Currently in the process of choosing rural property.

Whatever your budget is, check the roof. Quite often, people buy in Bulgaria on a tight budget and to buy something and then find it needs a new roof, can be a bit of a shock. If you have the budget for it, that's fine, but if you're renovating its probably going to be the biggest expense. Try not to buy a house without seeing it for yourself, but if have to, get lots of photos, particularly all sides of the roof. Good luck 🙂

Agreed! Most of my house roof was okay and looked fine in the photos, but the bits that weren't okay caused significant problems. The back part with the kitchen and bathroom let water pour in, and water + dirt floor = mud! There were slow trickles in other places, mainly around the chimneys. I assumed I could get the bad bits patched up but ended up replacing the whole roof -- which cost almost as much as the cheapie house did!

Worth it, as now I have a solid, dry house and still haven't spent more than 20,000 GBP, but definitely something to factor into budgeting.
