Visa Extension requirement

Hello. Is there anyone here with a residence permit obtained through investment in an apartment over $50,000?

I’m interested in what proof is required when renewing the permit after one year — specifically, how to show that I can financially support myself and my wife.

We are not retired, so I’m wondering if we also need to have a certain amount of money in the bank.

Good day!

Yes, it is possible to obtain a renewable residence permit in Egypt by investing in real estate valued at a minimum of US$50,000. This investment qualifies you for a one-year residency permit, which can be renewed indefinitely as long as the investment is maintained .

Investment Tiers and Corresponding Residency Permits

    •    US$50,000: Qualifies for a 1-year renewable residence permit.

    •    US$100,000: Qualifies for a 3-year renewable residence permit.

    •    US$200,000: Qualifies for a 5-year renewable residence permit.

These permits are contingent upon the property being registered in Egypt’s official real estate registry. It’s important to note that only about 8% of Egyptian properties are registered, so due diligence is essential when selecting a property .

Adding the renewal side, since that was your actual question. An investment-based residence permit is normally renewed for the same duration as long as you still own the registered property — there is no separate bank-balance requirement for this route; deposit rules belong to different residence categories. At renewal, the immigration office will want your passport, your current residence card, and proof the property is still registered in your name (the registered title deed or official registration certificate), plus the standard forms and fees. Keep the original purchase file, because the unit must still meet the minimum investment threshold. Apply before the permit expires — overstaying brings fines and can complicate exit and re-entry. Practice at the counter is strict, so expect the clerk to verify that nothing changed in ownership since the first grant.
