Property prices in Turkey

Hello everyone,

Finding affordable housing in Turkey is number one priority for newcomers. Tell us more about the estate market in your district/city/region.

What are the most desired places to live? What are the most affordable ones? What is the average cost of a rented flat? And what is the average sale price for an appartment or a house? Could you tell us more about local real estate policies/procedures? What about property tax or residency tax in Turkey?

What about you? Where do you live now? Is it a place you would recommend?

I have been involved in some project developments in Real Estate.

My experience is that most "Inshaat" try to sell their houses overpriced ... taken into account building mid-class Aparts in Antalya and Alanya costs prox. 250 Euro a square meter ... + land.

Let say sales price for a mid class Apartment 90 m² may cost
60 000 Euro - 200 000 TL
The rule is that yearly rent should not exceed 5 % on the value
of the house ... and in Turkey even up to only 3 % ...
So then you know how to evaluate.
Conclusion 200 000 * 0,04 % = 8 000 TL / year or 675 TL monthly up to 725 TL for single building apartments accommodated with garden and swimming pool. NOT with furniture.

On top the houses are mostly not isolated at all ...
and some landowners think there is oil in their ground ....

So be careful when you buy, put EVERYTHING on paper and NEVER
give cash to a construction company.
Make sure that you have bank trace of payments of rent or purchase.

I'm actually looking for a flat in Istanbul and the rents are somehow more expensive than other cities.
