Best Gay area's to live, but work in Schwabing

Will be moving to Munich in late Jan and working in Schwabing, but would like to live in an area of other Gay/Gay Friendy neighborhoods, any ideas? Nice townhomes, houses, condos,...will be leasing unfurnished, we have 2 dog's (Golden R, and Border Collie) that are inside pets.
