Finding a place to live is a priority when settling in Bratislava. Your experience will be of a great help for the members who want to settle in Bratislava.
Therefore, we have prepared some questions for you:
Is it hard to find a flat or a house for rent in Bratislava?
How to find a home in Bratislava: classifieds, real estate portals, real estate agencies?
How much is the rental for a house, an apartment?
What are the formalities or the required documents for renting an accommodation?
Which advice would you give?
Thanks in advance for participating!
Hi,
from my experience:
- It's not hard to find one, but I've the impression that real estate in Bratislava is overpriced, especially when I compare to Brussels which is more international. I'm talking about the historical center. Didn't look for other areas.
- I found it via http://www.real-estate-slovakia.com/
The advantage is that you always have an English speaking contact person.
- The apartment I found is 700eur/month for 94m2 (parking place included)... after discussing the price ;-)
- I just needed to provide my personal details to the real-estate company. No copy of my ID card or whatever.
- Advice:
1) always discuss the price. We're not used to that in Belgium, but it's common in Slovakia.
2) If you want to have your permanent address at that place, always check with the real-estate company. I had this problem with the 1st apartment I wanted to rent. It was officially registered as an "office", so it was not possible to have a permanent address there.
3) foresee always 3x the rental price as a first payment
4) utilities have to be paid every month (also something we're not used to in Belgium.)
Regards,
Greggy

I'm moving to Bratislava for 3 months, so I was looking for a studio and i'm finding many problems on my search, because they only offers rents for over a year.
Anybody had the same problem?
Hello Rigomon,
yes thats quite tricky for us to find an apartment for you people for period shorter than 6 months / there are many other options worth to try, for example:
try privat adds> roomamtes.sk or bazos.sk / section living..
best wishes!

Thank you URBANICA SLOVAKIA so much for finding this place for me. You worked very quickly as you knew I wanted to move in ASAP. We met one afternoon and viewed 3 flats next day and all were better than what I had seen so far. You knew exactly what I was after and took into account my budget. You negotiated and got me a good price for the rent! You have been very helpful, friendly and welcoming and I will be sure to recommend you to anyone.
Hello everyone, I can't say I really understand how is renting situation in Slovakia. Please someone to describe me in details.
For example if I find an apartment for 300/month, in listings there is (+ Energy) what is it? I understand it as (Water+Electricity+Heating+Cable TV+Internet)do I understand right?
And if it says 300+100 Energy, we need to pay water and electricity in advance? But we don't know how much I will consume?
Please someone to tell me renting in details, because in Bulgaria when we rent an apartment we pay rent + deposit and that is all, after 1 month starting to pay what we consumed to electricity firm or watersupply firm.
Thanks in advance.
Renting in Slovakia can be a bit confusing especially in Bratislava where there are so many different parts to the city and each with their own advantages and disadvantages.
Typically Bratislava 1 is the most expensive region and typically Bratislava 2 is the easiest for choice and public transport but this all depends on where you will be working and how long you want to spend travelling.
Public transport is 75 cents for 15 minutes single use, so dont try use that ticket on a different bus or tram, penalties for no ticket, wrong ticket or expired ticket are steep. All the automated ticket sale machines have the description in English and give change so really there is no excuse.
If unsure rather pay 90 cents and travel on as many different trams and busses as you want for 60 minutes in a period of 1 and a half hours Bargain.
There are plenty of flats called garzonka for rent, these are very small open plan usually suitable for one or a couple, typically students and usually are furnished. Another name is Bed-sit, place for a bed and somewhere to sit literally.
They dont tend to be the best in price based on cost per living space Euro per square meter but they do make for a starting point until you get settled and used to the different areas of the city and what would then be best for you.
Some of the flats are advertised as all inclusive, this could be water, electricity and heating as well as the rent or it could include several other things such as internet, fibre, cable TV, parking, security so its always worth asking.
Most adverts ask for 100 Euros as the Energy, if you are going to be staying on your own then this is too much to be paying unless you intend to have the flat very hot, cook load everyday and fill a hot tub each night!
I paid less than that on Energy when I was in the UK in a medium size flat for two. Point is negotiate or look at other options.
Most of the agencies will charge you a finders fee so make them work for the finders fee or its just cash for nothing, they need to do something for the equivalent of one month rent!
Rental prices are favourable at the moment as there are a lot of empty properties so a good location, open plan flat, with balcony, secure covered parking, furnished, Energy and security should not cost more than 450 to 500 Euros a month in Bratislava 2 near public transport.
Some landlords will not allow you to use the address as your registered address needed for your ID document, typically this is because they do not pay tax on the rent received.
Last point, when you agree on a flat you will need to pay the finders fee, the first months rent and at least one months rent as deposit so really make sure that the choice is right for you.
Hope this helps.

You could try the local online line free English newspaper as it has a property section with flats etc for rent & for sale, this coupled with google maps should help you, follow this link:

Good luck.
Hi,
Im Steve and am Looking for a place to rent for me and my friend Lee near Topolcany as coming over to play football.any help would be appreciated
thanks
Hello Steve & Lee
How long do you need the flat for?
Have you tried http://living.spectator.sme.sk/
This is the link to the English Newspaper free online with a good user friendly rent section.
Another option might be to ask on the meetup site.
Good luck
The english newspaper is a good chance to find something good for living. In my opinion, the prices there are lower than the prices for rent in the internet real estates sites.
Thank you very much for your offer, but I already found what I was looking for.
Thank you anyway.

golden rule:
