Converting the storefront to a residential studio

Good afternoon all!

I'm not exactly new to Colombia, or Latin America in general. If I can ever manage it soon, I'd like to claim my distinct honor of being an expat and take advantage of my vacant condo and storefront in the Rodadero section of Sta Marta. (Anybody know if I can convert the storefront to a residential studio?) If anybody lives in the area, maybe we can hook up for some coffee! I'd love to meet y'all.....(Yes, I'm from Texas BUT originally from NYC). Can't wait to make friends especially in Rodadero. So far, I only had time to visit on short vacations at my place. The area to me is an interesting hybrid of NYC and Miami Beach. If anybody is up on that scene currently, please clue me in. Thanks!.....Ron
