Hi Ania, the area within 15 minutes of Tivat airport gives you a few very different price points. Resale apartments in Tivat town run roughly €3,000 to €4,500/m², village houses and small plots in Radanovići, Kavač or the Luštica side can come in well under that, while branded resorts like Porto Montenegro or Luštica Bay start much higher. Budget 3 to 6% transfer tax on resales (3% up to €150,000, then 5%, then 6%) I have few guides on my page [link moderated] if useful. @aniakasia2024 I

If you want your children to socialize and meet other kids, I would recommend looking at apartments or houses in Tivat rather than land. It might also be useful to focus on areas closer to the schools, as there are two international English-language schools in the city.

However, you should know that Tivat is the most expensive city on the coast in terms of price per square meter. At the same time, it is a beautiful and sunny city with a long, wide promenade and the Porto Montenegro area.
