What is the housing availability in PR?

What’s the housing market like? I search for properties and there are numerous listed but I also see where the information available is not necessarily trustworthy.

Even the MLS listing of Realtor has less than 700 properties available for the whole territory πŸ‡΅πŸ‡·πŸ‡΅πŸ‡·πŸ‡΅πŸ‡·.

It depends on what you are looking for, area, and budget. I live in Cabo rojo with a 3/2
That’s probably exactly what I’d be looking for.
What type of budget do you have. The house is located in suberb Raparto Saman in Cabo rojo. Small sub mostly retired or 2 ND homes used for vacation

Agents have a terrible reputation, commonly well deserved, as liars, cheats, and rule breakers if they see a bit of cash in it.

Watch out for ads on the open forums as, if the agent can't follow the rules here after so many warnings, you have to question their integrity.

Since 2021 the housing market is really difficult. Prices are sky-high and since there are not enough contractors building is also difficult. Prices are often ridiculous but since there has been an influx of crypto-millionaires which seems to be willing to pay any price there is little one can do. Next to us a new house is about to be finished. It is not very large but has a nice ocean view. Building costs were less than $300k (including the land) and its on the market for $950k. I live in Quebradillas. Locals are also increasingly angry at being priced out of the market by foreigners.

Crypto millionaires are not coming to PR . Too much crime corruption, bad infra structure and people that aren't respectful to one another. They are going to usvi and other English speaking islands.

Maybe $150K, at best. Not sure if I'm wanting to buy or rent, and not certain on what area either.
That is in line with a good home. Not too many to choose from tho. We paid that but the seller was desperate. It's just the two of us and way too much house. Looking to sell and downgrade.
Most people will tell you to rent first so you can look around. That's what we did. Almost all agents won't talk to you unless you have been here awhile. To many people just looking and they won't waisted their time.
Area depends on what you like. Country or city. Big city has crime. Country has country people more interested in country life versus education.
May I ask what square footage your house is? Could I have an email to contact you?
