Happy to help newcomers avoid the mistakes I've seen too often

I'm Sergio, a Costa Rican project manager with years of hands-on experience in real estate and construction projects here. I'm starting this topic because I've lost count of how many foreigners I've met who arrived full of excitement about their Costa Rica dream, only to end up dealing with situations no one warned them about: developments that were never finished, land bought in good faith that turned out to have legal or title issues, properties where the house they imagined simply couldn't be built due to zoning or soil conditions, and paperwork that dragged on for years with no resolution in sight.

I know how disorienting that can be, especially when you're far from home, don't know the local systems, and are trusting people you have no way of verifying. That's exactly the gap I'd like to help close.
