Can somebody tell if I need a lease agreement to join to the application for non lucrative visa and if yes how long will be it's duration.

The NLV requirements are here:
At this step, you don't need your proof of address.
However, immediately after you get your NLV, you must go to Spain and apply for your TIE (biometric residence permit for non-EU citizens). This requires a Padron Certificate which is issued when you register at your local town hall... which will typically require deeds/nota simple (if you buy a place), or a long-term rental contract (if you rent). 12 months contract would be typical, but maybe 6 months would be OK.
