Mine at Celadon City Emerald Tan Phu HCMC went up from 10mil to 12 mil un furnished 2 bed 2 shower & this is a predominantly Vietnamese community. But strangely I see apartments advertised for sale here have dropped in price recently.

Hanoi is awash with tens of thousands of empty apartments and more are being built. Demand is very low because of the exodus of expats. Before Covid - 1 bedroom fully furnished apartment £550.  Now from £300.  Use your brain and ask around.  Forget “agents” - nothing but people trying to scam you!
