The property includes:

A main house (featuring thick walls and 30 cm of external insulation):

- Ground floor (80 m²): fully finished (kitchen requires only the installation of appliances/fixtures).

- Upper floor (72 m²): unfinished.

- An independent studio (12 m²).

A new bread oven built with refractory bricks.

Additional buildings and facilities include:

A former dairy/summer kitchen (10 m²), partially renovated.

A new sheep barn (125 m²) with a concrete floor and partitioned sections, including a milking platform (for goats) and rabbit hutches (with double-layered mesh to protect the young).

An old two-level barn.

A hay storage area (48 m²).

Two wood sheds.

An open garage.

A tool shed.

Three metal silos for the natural drying and storage of corn-on-the-cob (located within the poultry enclosure).

A pond (11m x 4m x 3m; the waterproof liner requires replacement). It can be used for fish, or for growing duckweed—a favorite of poultry and an excellent source of protein.

A semi-underground cellar (built into the hillside), measuring 22 m².

Grassed area + herbs, featuring a small (ornamental) pool.

The 3,500 m² plot is entirely enclosed by a 2-meter-high wire fence and is divided as follows:

- 20% occupied by buildings (excluding the cellar), a small vegetable garden, a courtyard, and a poultry/livestock yard (containing 2 mulberry trees, a pecan tree, and a grapevine).

- 35% flat land (half of which is a vegetable garden with dark, rich soil; one-third serves as a winter enclosure for goats or other animals; and one-sixth is a decomposed manure area, ideal for growing squash). This section includes a fig tree, grapevines, raspberries, thornless blackberries, etc.

- 45% sloping land or immediate surroundings, planted as an orchard. It features both mature trees (walnut, apple, plum, and Cornelian cherry) and a large number of trees planted a few years ago that are now gradually beginning to bear fruit (2 peach, 5 apple, 5 plum, 3 cherry, and 5 pear trees, 1 hazelnut, 1 apricot, a mulberry, a black walnut, 3 raspberry bushes, a *Toona sinensis*, a Japanese pagoda tree, a Chinese raisin tree, a Nashi pear, a select variety of dogwood, etc.).

Most of these were sourced from the Grange nursery in France.

Black locust (*Robinia*) trees grow among the fruit trees, fixing nitrogen in the soil and providing a source of stakes or firewood.

A wooded area, along with the property boundaries, contains large trees (such as ash) that can be harvested over time.

At the top of this area, a second well is currently being completed (approximately 13 meters have already been dug), providing access to pure underground water.
