Muscat, Omans capital city, is a thriving waterfront metropolis, with a population of approximately 1.5 million people. Many expats in Oman settle in Oman, as it is the commercial and government centre of the country. Muscat is a diverse city with lots to offer in terms of shopping, history, culture, and accommodation. If you are relocating to Muscat, heres an overview of housing options in the city, and popular neighbourhoods with expats.

Housing types

Accommodation in Muscat tends to be modern and of a good standard, with expats usually renting apartments or stand-alone homes or villas. These tend to be within a secure compound, and compounds often offer tennis courts, swimming pools, golf, and shops and restaurants.

Apartments and homes can vary in size and amenities, depending on your needs. Employers often arrange accommodation for new expats, but if this is not provided, it is helpful to know some basic information about renting in Muscat. If you are renting, a deposit equal to two months' rent will be required, and utilities, such as water and electricity, will be extra. Rentals will contain air-conditioning, important in a hot climate. Rent for a one-bedroom apartment in the city can range from 500-900 USD.

Muscat neighbourhoods

Researching the neighbourhoods of Muscat can be helpful to determine where would be the best fit for you and your family. Here is an introduction to popular areas in Muscat.

  • Madinat Al Sultan Qaboos (MSQ) - This is an area very popular with expats, and rental prices are reflected in this. MSQ is close to the beach and offers villas and modern apartments, with pool and exercise facilities, and a variety of shops and restaurants.

  • Al Ghubrah and Al Bausher - Housing in these neighbourhoods can be of high standard and is very affordable, as they are located further from the beach and city centre. Muscat Private Hospital can be found here, as well as shopping centres and dining.

  • Ruwi- Ruwi is mainly a business district, and is one of the older neighbourhoods in Muscat. However, apartments can also be found, as well as many services and medical facilities. Parking can be an issue on weekdays.

  • Qurm (also spelled Qurum) - Qurm is very pedestrian friendly, with large open parks, such as the Qurm National Park. The beach is also quite close, and a range of modest apartments and luxury villas can be found here. There are also many cafes, restaurants, and shopping options.

  • Al Khuwayr - Al Khuwayr is close to MSQ and to the beach and offers commercial and residential options. Those who enjoy the beach lifestyle will be interested in this neighbourhood.

  • Al Hail and Seeb - Housing here is very affordable, but it also far from the city centre. The area offers parks, an International School, and one of the city's biggest shopping malls. New luxury housing is being built here, so the area is up-and-coming.
