You are a little ahead of yourself. You can not work under a tourist visa. Currently, 90 days is the limit to stay on a tourist visa.
To get a work card you would need a BR company to sponsor you or you have to become a permanent resident  (PR) which is handled by the Police Federal. You will have to have a number of documents legalized and translated to even file for PR and hard to do in 90 days.
You must be fluent in Portuguese.
Check your consulate/embassy as to visa types. PF has final as to an entry,
As for rent and other questions, it all depends on where you want to live.

Different types of Visa. You need to apply at your consulate/embassy for an IV Visa. (Student)
You will need to be accepted by a certified school (approved by Brasil). Once you have such an application for an IV visa.
Now, most consulates are now accepting visa applications via mail due to COVID.
I am not an expert on this type of visa. They do expire and you will renew each year.
Many colleges have student housings and some will help with documents need from the school.
Many are virtual classes due to covid and many administrations are closed.

The best advice today is to wait until Brazil gets a vaccination plan and schools reopening.
You cannot sponsor yourself for work.  You must have a Brazil business sponsor you (very hard because the law is Brazilian's first and companies have to prove there are no Brazilian that can do the same job)
As said before the second option is obtaining a CRNM, then you may apply for a "work card') Last year many undocumented foreigners were deported back to their home countries. Even some were buses to their country's border in S.A. and found there could not enter due to COVID and spent 200 days trapped. (could not come back to BR nor enter their country. No food, shelter bathrooms and bunched together which cause an outbreak if COVID in that group.

Hi. Texanbrazil, does it mean as a student studying Portuguese, I can't get a job to do in Brazil to support my self, does it mean without work card, no firm can allow you to work for them?
Also, pls do you knw if a student wld need to apply for residence permit for period of his Study ? How many month residents permit I'd require here. Tanks always

No, you do not need a permanent resident with a school visa, and can not have 2 visas.
No, you cannot work without a CRNM and then get your work card legally. I would not suggest this because you could be deported.
The school must be accredited by the Gov.
I read PY and BR met and each school must provide a list of all students and citizenship. I really do not know much about this subject. It may only affect PY and BR students that did not follow the counties immigration laws

This is Permanent Residence card.
I would check with the school to help with housing. They can guide you.
You should really check on the visa. Many schools are virtual and no classes.
