Advice before purchasing a property in Brazil

Dear Expat Family,


I hope this message finds you well.

My mum has seen a property that she would like to purchase in Brazil  and wanted some advice from anyone that has completed the purchase process, also if anyone could recommend an excellent reputable property solicitor to handle the transaction.

Having done this last yr.. I can tell you.. every agency is diff. You can't  use one app like North America.  Be very careful. Realtors will add on others..and everybody wants a piece of the commission  making it harder. Two main things... use a lawyer. You don't  say where this is?? I can give you a good lawyer that I used for my complicated chacara purchase and he is also a realtor.  Make sure your realtor has his CRECI license. If the house isn't bank financable and doesn't  have full documentation..escritura  and matricula. Walk away!!! Do not buy anything on Contract. I can tell you horror stories. It is crucial that your Mum gets advice from English speaking experts long before she buys, and if she is not planning on living here then she will also need to identify a suitable English speaking property manager, before she buys, as they are hard to find.


It is important to realise that Brazil is almost as big as the whole of Europe, so, as Cserebogar states, it is impossible to find one attorney or broker who can cover the whole country.


As a Brit myself who has been living here for almost 20 years, I have helped many others over the years, however only in the area where I live. Search Itamaraca Tourism if you want to know more.


If your Mum wants to buy elsewhere, then tell us where and we can see if there are any contacts in that area... It is very complicated and bureaucratic to buy here without experienced guidance, especially anywhere near tidal water (beached, rivers, etc), as this brings another layer of bureaucracy that your Mum will not know about.


But many of us have done it, so with the right help it is perfectly possible, but not without identifying your experts first...
