ORO24 KYOTO Dubai – SPA received 3 years late

Hello everyone,

I purchased an off-plan apartment in the KYOTO by ORO24 project in Arjan, Dubai, in September 2023.

According to my original Unit Reservation Agreement (URA), the anticipated completion date was September 2026.

However, I received the Sale and Purchase Agreement (SPA) only in October 2026, more than three years after signing the reservation agreement.

The new SPA states September 2027 as the anticipated completion date, one year later than originally agreed.

The developer has requested that I sign and return the SPA within 14 days.

I have made all payments on time, and my property has been registered in Oqood since 2023.

I have now sent a formal letter to ORO24 raising my concerns and requesting amendments to the SPA.

I would like to ask:

1. Has anyone purchased an apartment in KYOTO by ORO24 or another ORO24 project?

2. Has anyone experienced a similar delay in receiving their SPA?

3. Can a developer change the anticipated completion date in the SPA without the buyer's agreement?

4. Has anyone successfully negotiated amendments to an SPA or resolved a similar issue through the Dubai Land Department (DLD)?

I would really appreciate hearing about your experiences or any recommendations.
