These questions are great and useful but they don't have "one sentence" answers and they also change  both legally and practically. So I answer to the one question that has been the same for a while; the first one. Iran economy is open for foreign investors. There are two different methods: 1- Private investment, 2- Official investment.
1- Private investment: If you find a partner or a company willing to accept and invest your money or participation (equipment, market, work, ...) you can invest. It has the same legal protection as all other investments by nationals.
2- Official investment: It is the investment authorized by the government in authorized sectors. It has more protections and supports than an investment by an Iranian national and a private investment. It is good for big investments. The supports and protections in this type is for foreign investments only and a foreign investment is an investment with foreign origin even if the investor is Iranian.
The third type of foreign investment is investing in stock market. This is an official investment only so it can't be done with private methods. If you wanna buy shares of a company that is not in stock exchange market, it is again a private investment and only private investment so it will not get the protections that official investments have. Try to be careful in such cases and generally I don't recommend buying company shares in private transactions unless you are absolutely sure about the company and its members and directors. Also as it happened to a client of mine, you might confuse two things so I mention it: If you wanna buy a company's share that is not in stock market, remember: A company can not sell its shares, a shareholder can. So if you wanna buy shares, buy it from shareholders not the company itself even if there are many signed and stamped papers on behalf of the company.
As you see, the answers are long so if someone needs, repost or ask, I will answer according to real time changes and laws.

US sanctions make it impossible for many people to invest in Iran as they might well face financial ruin if they do so. People from countries that are in a position to ignore the US can do so, but they may face problems if they operate, hold bank accounts, or own property in many other countries as the US might well try to consficate assets by way of punishment. Ships taking Iranian products abroad, or even suspected of doing so, have been subject to piracy and a whole bunch of other dirty tricks in order to try to stop them.

News stories suggest there are less than legal moves going on as well, but I'll leave opinion to those who wish to look further.

Regardless of your opinions regarding sanctions, the fact remains it can be difficult and dangerous to invest in Iran.

Yep it works both ways.   You can't invest in Iran from outside the country and if you are based in Iran, you won't be able to open accounts with international brokerages etc either due to the sanctions.

The world position might be changing as we speak as the US is losing a lot  of influence as we have just seen with the latest UN vote.
