Nie number

Hi I know I can apply through the Spanish embassy in Cyprus for this. However they require proof of what you biit for! Has anyone asked an easte agent for a letter to prove you want to buy a property. It's a catch 22. Can't view without the nie number. Any help wine be gratefully received.

I thought you only needed it for purchasing a property, not for viewing? Has an estate agent told you this?

I was assigned a NIE number when I received my NLV visa. Depending on the kind of visa you’re applying for, you can apply from the country of your citizenship (for a NLV), or from within Spain for a Digital Nomad visa. There are a number of steps you have to complete before you can do things such as open a bank account, purchase a car, but property, even get a phone. Start with the visa. To get the Digital Nomad visa you need to demonstrate you can support yourself with your earnings and there’s additional restrictions but I don’t know the specifics. With the NLV you have to prove you have adequate financial resources to support yourself and any family dependents who are coming with you. As I understand it, if you are not an EU citizen and you haven’t got a visa, buying property also comes with limitations on the length of time you can remain in Spain. The Golden Visa shortcut that allowed non-EU citizens to gain residency by purchasing property no longer exists. Talk you a real estate attorney before you do anything because some of Spain’s real estate laws put more responsibility on the buyer than laws in, for example, the US.

You can obviously make trips to Spain and view potential properties without your NIE. Once you've found the one, you proceed to get your NIE. I believe the proof is usually stronger than a letter from an agent that you're looking... I suspect it would be the reservation contract or similar, when you've chosen a specific property and paid a reservation deposit. Also, I recommend you take a good look at Idealista as it's a great research tool to see what kind of properties are available for your budget in your preferred areas. But, in practice, some agents might view folks without NIEs as more likely to be time wasters than valuable potential clients.


I suggest you consider getting your NIE in Spain (and maybe renting initially so you are in no rush to choose a property). As you have an EU passport, you can move to Spain whenever (and whyever) you want, with minimal aggravation. The procedure is EU Citizen Registration, and then you're a legal Spanish resident AND your new NIE is included on your registration certificate (the cert is often called a "green NIE").

You make an appointment online (Cita Previa) and the requirements are proof of funds, proof of health insurance, and a Spanish residence address. If you have the paperwork in order, they give you the certificate during your appointment. Personally, I booked my appointment, then got a Ryanair to Madrid for a few of days... and returned with my certificate/NIE.


Once you have this, you can follow up with Family Reunification (and TIE) for hubby.

Alternatively... you can search online for NIE online/remote/digital nomad, as you can find multiple agents who can quickly get your NIE for you. Not sure of exact requirement, but probably your passport and a notarized POA (and their fee, maybe a couple of hundred).

I also found (and used) a Spanish lawyer in UK as you could get NIE, and deal with the property purchase. This is an expensive option, as the NIE can be obtained cheaper (even free), and purchase can be done without an attorney (notary public only is typical). But it was very convenient for us as we did the transaction fully remote (made an offer, sight unseen, and didn't go to Spain until after we owned it - not an approach I recommend for others).

Thank you, I think I will just get my NIE when we next visit. We are not planning on moving permanently for a couple more years but wanted to find out home this year. I will look at idealista , also we do plan to use a lawyer to make sure everything is in order.
