Brought a house. What paperwork should we have?

Robin & Sue

Brought a house & land in Arges County. All we have is the contract between us & the seller which we got on the day of the sale. Should we have some sort of document from the land registry saying that we own it & if so how do we get it? Thanks

I assume that you went through a notary public when you bought the house (otherwise the sale probably isn't legal). The notary public, as part of the fee you paid him/her, will register the sale of the house with the land registry. After a period of a few weeks, you should be able to go back to the notary public who will issue you some documents from the land registry, most notably a document called the 'extras de carte funciara' which details where the property is, its dimensions, and who owns it - i.e. you - and in what proportions if the property is shared. Normally the notary public should call you once he has these documents in his office so you can go and collect them. If you didn't leave your phone number with him, then you should go back after a few weeks and see if it's ready for collection.

Once you have this, you can take it to the town hall in the commune the house is located and register it there and pay your council tax. Even if the previous owner paid the council tax for the whole of 2013, you have to pay the remainder of the year from the date you purchased the property, plus any outstanding debts if the previous owner wasn't up-to-date with his payments.

Oh, by the way, if you bought the property using the services of a property lawyer or estate agent, they should do all this for you; bring the extras de CF to you, and register your property at the town hall and bring you the bill for the council tax for the rest of the year for you to pay at the post office/town hall.

As always thank you for your invaluable help. Contacted the Notary & now have all the paperwork, which is a weight off my mind. I'm sure we'll be speaking again!!! Kind regards Sue

Glad you got it sorted. All the best.
