How to add my rental contract to Financas

Although I have a signed paper contract I cannot find it on finances nor my first months rent...  The landlady insists both are up there.  I have asked her to email me the receipt as I need it to register with major and change my address with ActivoBank.


Can anyone let me know if I can register the contract myself?  I have tried uploading it within e-balcao but have had no response.  Unfortunately although the main line of address is there and the area is written out they did not put the post-code and this is causing problems. 


Anyone had experience of this?

I'm not a rental expert but this may be of help:


1) It's the responsability of the landlady to register the rental contract with the Tax Office / Finanças. She can do it online through her own online NIF account and after registering it, she can print a page / declaration showing the contract  registration, and give it to you. I think this is the document you need. Just add it to your paper rental contract.


2) If your landlady is not willing to give you that printout, check with her why: she might not be aware how to do it, or she may be stalling, because she'll have to pay Tax.


3) I may be wrong but I don't think you can register the contract yourself online, or print the declaration. To sort this out, you may have to go in person to your local Finanças with the contract to register it yourself.

Some Finanças may require that you make an appointment online beforehand. Just check to avoid wasting time.

The Finanças will tell you if the contract has been registered or not. Or if she is the owner of the property or not... through her NIF number on the contract. There are lot's of rental scams going on... sublets... all sorts!


4) If all else fails, you can ask a solicitor or lawyer to send the landlady a letter asking for the declaration showing the contract is registered, and giving her a deadline to reply, like 8 days or so.

I've heard someone with same problem did this, and the landlord replied straight away and finally registered the contract... and then he sent him the solicitor's bill... Sweet!... 😀

I have now signed a second contract with the full post-code on - hopefully this will be loaded up soon.  Also she put my passport number in where my NIF should be...

I hope I don't have to resort to solicitor but I need everything to be correct at AIMA appointment in August !
