Build a house with an non EU company

I have a question: it is possible in Portugal to build a house (120-170m²) with an non EU company as turnkey project.

Turnkey means: hose completely + transportation to my land property + house installation (build + commissioning), all of them carry out but non EU Country company with non EU technicians and workers on my land property in Portugal.

Do you mean modular homes?


I don't think it's a problem as long as everything is legal,  but don't you think it's more expensive?

Next questions:

Q1: when I read idealista and look to buy a land spot, is the land can be Building, Developing and no building; which one of them, are available to build a house, prefab one;

Q2: so far I understand x% from a land can be occupate with a building/farm house, rest y% should remain farm land? Exist a applicable formula?

Q3: some times ago, an agriculture engineer apply in expats forum, I try to found it, not successful. Can you help?

Q4: if the farm house is self-sufficient, e.g. own water-well supply (Brunnen), Electricity solar, deep heating pump, own canalisation etc. and all ot that are as per actually new ecologic requirements aspect, can be build where or any-where?!

The idea is challenging ...

Hi Chris,


These questions should be put to the town hall where you own the land. Each town hall has its own territory masterplan. There are plots where you can build and others where you can't. Some land is used for farming and some is not. Nobody here can help you with that. People can give opinions based on their experiences, but they will never be the same as yours...


Be aware: there are plots of land being sold that say it's possible to build on. This may not be true. Before you buy, you MUST demand information from the seller, in particular the land certificate (certidão predial) and the land booklet (caderneta predial = AT land registry), and enquire beforehand at the town hall about the possibilities for building.


And if you don't understand portuguese, hire a solicitor who isn't appointed by the seller or the real estate agency ! Sometimes there are scams that should and can be avoided.
