Greece holiday rental - impact of new POS regulations

Hi,

I've recently become aware of the new requirement in Greece for vendors to implement a POS terminal, and that this requirements has been extended to 'all economic activities'.

Does anyone know what the implications are if you are a holiday rental owner? Do we need to purchase a POS?!

and, is this in addition to the requirement to issue an invoice at the end of a rental, from a software that is integrated with the AADE?

Any advice appreciated!

As a holiday rental owner in Greece, you likely need a POS terminal for transactions. Ensure it integrates with AADE for invoicing compliance. Consulting a local accountant could provide specific guidance.

If you use AirBnB, Bookings or similar, the law was expecting AirBnB, Bookings, etc. to collect the tax on your behalf, and be uniform throughout the EU VAT area. Do note that that legislation was just finalized in the week of 7 November 2024 in France. I haven't seen anything recent about Greek implementation. If you handle the bookings yourself, absolutely you need to collect the VAT, and thus get a POS number, thus a POS terminal. This applies only to short-term rentals, and while I've seen UK defines that as 30 days or less, I've not seen any definition whatsoever of a short-term rental in the EU proper.
