Hello RBMard...Best consult with your Mtg. lender, they can answer all these questions in detail for you. If your paying/buying in cash for the home, firt rule is your need all veryfiable docucumentation of where the money came from, they "will" investigate. At any rate it will be foolish to not hire a real estate attorney to complete the buying process for you. In PR it's nothing like buying a house in the mainland. Hope this helps.
