YOUR COMMENTS ON VILLAS IN CASA LINDA REAL ESTATE PROJECT IN SOSUA

Expatlife4us

I am using Jesus Garcia Tallaj to help me get a builder I have been working with to finish what he started (I am building in Sosua Ocean Village) and so far he seems to be doing a good job.

I just closed two condos a few months ago and used an attorney in Cabarete.  It was Jenny Famila in one of the downtown buildings.  She did a wonderful job, and the fee was 1%.  Would use her for anything you might need.  Just ask for Jenny.  I think everyone in town knows her.

How are things currently in Casa Linda ? Do the majority of owners remain there for many years? Are the majority of owners happy with their decision to retire to Casa Linda ?

Thanks.

Hi there.  I used lawyers and i admit i did not trust any of them.  Prices range from low $1,000 to sky is the limit, even one of them insisting he gets paid $450 per hour for a phone chat for a lousy one bedroom apartment purchase, as ... - @arezkiofstow

 I'm looking to buy a rental property in sosua/cabarete.

Did you purchase yours as a rental or to live in or a mix of both?

Tippj

I closed on my houses in puerto plata and the attorney charged me a thousand bucks , he said usually it’s between $1000- $1,700all depending on the amount of work that’s required , and because I used him in the past for other things and I’ll use him in the future for sure , so he said just a thousand will do…..

vbizDR

@Tippj was it based on the percentage of the house cost? I was told they usually charge ~ 1.5-2% from the house cost

Titus Krause

My standard rate is 1%, by bigger purchases I drop it down to 0.6%.

Tippj

No I think it was based on the ease of which it went through , like I said I’ve used him in the past for other things and I’ll use him in the future , plus  we meet for lunch every now and then ( I buy .. lol ) so there is a friendship there …. The hardest part was waiting for the bank ck to clear , the woman I bought from her attorney wanted a certified ck and my bank in New York said they haven’t done those since the 90’s…the man giving me the bank ck said he wasn’t even working yet when they stopped giving certified cks…. . lol  , so her bank here wanted to do a paper trail in New York to see where it came from  ( Chase  )  they didn’t trust a US bank check…. Lol - idiots n

Yes things are a LITTLE slow and behind the times here. (Please note the sarcasm in that statement, typed while rolling my eyes)

GTLEGAL

@olgaglenn no, I graduated high school at Colegio San Judas Tadeo in Santo Domingo, Class 1984!

I endorse fully Jenny Familia, she was great with our house purchase and the incorporation of our new All Canadian DR branch

Hi,

I am looking at various types of villas in Casa Linda, located in Sosua. I have spoken to Vicki several times, and she is lovely to deal with.

I am looking for an immigration lawyer in Toronto or GTA.  Are you able to make any recommendations?

Thanks for your time,

Catherine

UncleBuck

@cscuglia  I used Guido Perdomo for residency and the purchase in Casa Linda, and the sale of it and purchase of a new lot of land in a different community.  Guido, and now his son Guillermo, are fantastic to deal with.  I have heard a few people say they are no longer handling residency, but I have no first-hand knowledge of that.  Guillermo's email is guillermo@guidoperdomo.com.  Send them an email and ask, and maybe they have a recommendation for someone good.  At this point, my list of good lawyers is tiny, and my list of "not in a million years" is quite long and growing.  I will say, absolutely get your own lawyer, DO NOT use Casa Linda's lawyer.  Vicki is excellent, I agree. I used the Consulate in Toronto as opposed to the Embassy in Ottawa for the residency visa, it seemed more "put together", but still a disaster.  It was also a much shorter drive when I had to go beg for them to hurry the process along, as winter was coming, and I was flying with dogs.

@cscuglia

You don't need an immigration attorney in Canada. You need one in the DR.

planner

I  agree you need a lawyer here who is very familiar with the process.  No lawyer in Canada can  help you here.

UncleBuck

Seems like I need to add some clarification.  The Perdomo's are a very well regarded Dominican family, with their practice in the Sosua area.

@UncleBuck

We knew you were recommending someone here, but @cscuglia had asked for someone in Toronto - we just wanted to make sure she understood that using a Canadian lawyer wasn't the best idea!
