For houses, I’ve found the street and immediate surroundings matter more than the general area — things like drainage, neighbours, dogs, and traffic can vary a lot even within the same neighbourhood.


Getting the best price usually comes down to lease length and timing. A 12-month contract gives you more room to negotiate, especially if you ask upfront about including things like garden or pool maintenance. Always confirm who pays for air-con servicing, pest control, and minor repairs, as those are common hidden costs.


A decent landlord is one who is clear and responsive from the start. Ask to see past utility bills, check that everything agreed verbally is written into the contract, and don’t skip checking the house during or after heavy rain if possible — that’s when build quality shows.
