I live in Canada and my husband and I are thinking about purchasing a property in Las Terrenas for spending a few months in the winter to start and rent our property in the months we won't be there but hopefully transition to full time living in the DR in the next two or three years. 
We are currently looking in Playa Bonita and have happened upon a new development called Bonita Hills which is in the hills just north of the Bonita Residences. 
I'm just wondering if there are any expats who have lived in the Playa Bonita area for a while who could give me some insight that we might not learn from a developer or realtor?

It is a long way from the beach. 1km is what the brochure and web map brings up. In the nearest hills according to the brochure near the turn from the town road and Hotel Madruga and as the crow flies a short distance from a lively colmado Esmerelda. Be careful and check the area out first.

Living on Playa Bonita is superb. I rented for 2 months and go back to stay at Hotel Atlantis when I can.

lennoxnev, thank you for your reply. I'm not so concerned that it's far from the beach and I would have no problem walking the one kilometer to the beach even though they will be having golf cart rides to the beach form the developer.
I would prefer to have the beach and mountain views and be away from all the hustle and bustle of the beach.
I prefer more peace and quiet and it's not like I would be going to the beach everyday. I had a property a two minute walk from the beach here in Canada and maybe went to it once a week, so the location would be ok for me.
I'm glad to hear that you loved living on Playa Bonita. I've heard really great things about it so far!

Have you visited the location?

It says under construction for delivery Q4 2022. Very long build time for DR for 32 apartments.

I am suggesting a wee bit of caution knowing how things are in DR. It is well inland and imo not in the best spectacular hills overlooking the coastline in those parts. Is it rentable at good rates? My big question is will you get disturbed by loud music from the not too distant colmado?

Have you looked at the available built properties in the area? Have you considered building your own place?

LT has been a graveyard for many tourism developments so far. I was part of one of the biggest and got burnt on the construction side.

Yes, but I think one needs elevation as well. We initially visited plenty of properties off the beach in LT that were basically heat sinks for lack of a better term. No air circulation here is muy mal.

lennoxnev Thank you for all of your insight!  It's great to get firsthand feedback! 

I haven't personally been to the spot but have been shown videos from the site and I think the views are amazing but I guess that's a personal preference sort of thing.

The developer has done many developments in the area and is currently working on phase two of an existing development in Playa Bonita so I'm not worried that they are going to disappear. 

The timeline doesn't seem that long to me considering it is the DR and there are projects here in Canada that take much longer than that to finish.  They are in the very early stages so the timeline seems reasonable to me and hopefully they will finish early.

The rental ability will be good but that's not my main priority.  I will definitely have to look into the noise from the Colmada since this is the first I've heard of it. I did look it up on Google Earth and it seems to be far enough away but I will have to get someone out there at night and see.

We definitely want a property with the confitour law so we don't want a resale and I wouldn't want to build without knowing the different local smaller builders. That could be an option for down the road though.

I have a couple friends who live in LT fulltime which is why we are looking at that area and I have been to the DR several times but everyone has different experiences so I want to make sure I get as much feedback as possible.

I'm sorry to hear that you got burned and I definitely appreciate your honesty and openness.

Rocky, I do agree with you.

The geography of Samana affects the climate greatly with a spine of hills through the centre shadowing the lower elevations below. You get your consistent breezes and cooler air high up or on the beach.

It is actually one of the wetter provinces in DR.

You need that breeze so think of prevailing winds and wind flows.

I belive you are building in the hills behind Coson and in general in those parts the views are the very best and with that extra elevation high above everything down below it is cool. My experience in Loma Ana was exceptional. The project with which I was involved, high above the Inapa water tank at Coson, was equally elevated and the planned resort properties situated to get the breezes. But in the valleys and shadows it is so humid and unbearable.

I do think it is so important to only buy when you have personally been at the location where you intend to invest. Videos and photos and plans only tell part of the story.

Noise as you know is a particular problem in DR and in LT especially with the weekend capitalistas who buy in heavily into the area.

I agree with all the feedback above! Especially seeing the site yourself before purchasing. You'll want to visit the site at numerous times - early on a weekend morning, late on a weekend night - to see what the noise levels are like. it might be quiet and peaceful in the middle of the afternoon when the realtor takes you out there, but then it could be really loud when the colmados and the Bonita Bodega start playing their music!

Lennox, your last two paragraphs hit home for me especially. I preach this to everyone we speak to interested in living/buying/building here. Or renting!   :idontagree:

That appears a very good location well above the fray.

I rented just a tad below Villa Noria nearby for 6 months.

There is two levels of hills. In my opion being south of the road from LT to El Catey is the best location for hilltop homes. I've been lucky enough to walk those hills looking at proposed villa and hospitailty sites including adjacent to the old trail to Sanchez which starts at the Inapa tanks. The panoramic views there high up of the beaches of LT are super.

Yes - we've trudged up and down those hills, all the way down to the traffic circle! There were a number that were ridiculously priced or required the purchase of 20k sq meters that our realtor showed us without explaining all the details! We even got stranded atop a hill way down at the end of Coson when our realtor's truck battery died!

We owned an acre+ below Villa Noria but discovered once the land was cleared and we could access it all that the view was not what we were told it was! We sold that lot and it became parking for Villa Lomamar!

Pictures can be deceptive, so it's always best to walk the land yourself and know exactly what you're getting! We now have 180 degree views of all of Coson all the way down to the end of Bonita!
