Hello. Hope that everyone is doing well. I am looking to purchase  land in La Romana like from 350 to 400 square meters if anyone knows a local that is selling please let me
Know. I have been dealing with realtors but these guys are jacking up the price so they can make  a  big profit. Honestly I don’t blame them. But my friends told me to deal straight with the owners .
My plan is to buy land and build my own home  tired of the cold here in Boston.

We're not living there yet, but visit La Romana last March and had a grand time in Casa de Campo. 

What I can advise is just the obvious: the closer your land is to CdC, the more expensive it is likely to be.   

I'm also commenting for a selfish reason:  we may well follow your example some day.  I hope  learn from your journey. 

Please consider starting a thread to document your land purchase, building design experience, and especially, contractor selection &  performance, as you go through it.  It would be invaluable.

Alternatively, if you're so inclined, write, self-publish and sell an ebook on your experience. 

I'd buy a copy!!

Welcome to the forums!  Here we are all learning from the experience of others.

Best way to find land will be boots on the ground!  Drive through and walk through the areas you are interested in!  Talk to people in the area, they always know what is going on.

I too have had the same experience.  Looking at land and the price seems out of line. You need to find the owner, not the messenger or middleman.   Sure, give them a tip if they found it for you, but to make sure your buying from the owner, request the land ownership registration from the tax office. 


Any piece of land or property you look at should have a clear Certificate of Title (with deslinde) Demarcation.

You should ask to see it.  This protects you in 2 ways:

1.  making sure you are paying the owner
2. makes sure there are no liens on the property

Deslinde:

According to the DR's Property Registry Law a property purchase cannot be recorded at the Property Registry without a clear Certificate of Title (with deslinde). A "deslinde" refers to a clear title which has been issued after the property has received the final judge's approval certifying it has been properly surveyed and that its property lines and boundaries have been clearly defined and established from the original title dating prior to the new registry law or a new title altogether. No purchase should be carried out without a clear Certificate of Title

To add to what Karin said, it's worth paying to have the land surveyed and the property lines clearly marked for you.
