Investment Permanent Visa

Thanks all for being very informative in this form, especially James.

I read a lot about Investment Visa in Brazil. I know that an international investor can invest around 55,000US$ in a company and get a permanent residency. The amount can then be invested in realestate which is registered under the name of the company.

The permanent residency entitles the holder to apply for naturalisation after 4 years the he holds the realestate and pays tax out of rental income. My question here is:

I'm not planning to relocate to Brazil. Will I be able to apply for naturalisation after 4 years of maintaining my visa? I know that as per Lei 6.815/1989  Art. 51, I have to visit the country once every 2 years (18 months), but is that good enough to be able to apply for citizenship after 4 years?

I know that some countries like Canada and the US tend to be strict when it comes to remaining in the country for a certain number of days before applying for naturalisation. Does that apply to Brazil? Or, I can show up in Brazil every 18 months or so during the 4 years before applying for naturalisation?

Wrong. You need to live in Brazil; you need to actually create a proper company and prove that you employ people if not, your 3 years visa will not be renew. FYI, if you leave Brazil for 2 years, you lose permancy, etc...
It is so wrong that I cannot believe you find that on internet. If someone told you so, it is looking like someone is trying to sell you a scam.

The company is supposed to invest in real estate. The rental income and paying electricity waives the requirement of employing a Brazilian. This keeps the company operating. Is that correct? I don't mean to repeat myself, but you didn't convince me.

My question is: After obtaining the permanent visa, do i have to remain in Brazil for 4 years to be able to apply for naturalization? It doesn't make sense, I can't stay in one country for a whole 4 years.

Anybody has a solid understanding of the law or has experience in this matter?

Your link makes reference to the permanent visa process, not that you can invest in real estate, earn a rental income which could waive need to have employees. As I said you cannot just "buy" your permanent visa in Brazil. Brazil wants that you create a proper company which is producing something and employs Brazilians. Criterias are quite clear. You will need to prove that your company is real to actually extend it for 3 more years. You need to live in Brazil and not being more that 2 years out of Brazil (like all visas) or your lose permanency.  I doubt a t a trip in Brazil reset the counter to zero. I believe you really need to live in Brazil.
Naturalisation is another topic and I am definitely not a specialist but you should check first point beforehead.
