Hi everyone,
I'm new to Expat.com. I lived in Kato Paphos for 3 years until September 2022 when I unfortunately had to go back to the UK unexpectedly but I'm now returning to where I call my true heart home (Cyprus) in late August.
However I can't decide where to go, either Polis or Paralimni. So am looking for some advice.
I'd also like some advice about finding long term rentals. I require at least one bedroom as I'll (currently) be working online from home. I also enjoy walking, going to cafés, reading & writing. I'm very comfortable alone, but am also sociable.
I'd love to "meet" some new people via Expat.com and look forward to your advice..

Long term rentals are easy enough to find but are now seriously expensive ..however I would suggest that paralimni may be more affordable.
@Toon hi, and thank you. Yes, I have seen this but as Paralimni is a whole new area having not been there before I'm thinking carefully before making such a bold move. However am definitely open to a new area. 😊
I agree and you definitely should ..we live in Paphos district in Peyia and are considering the Paralimni Protaras Frenaros Liopetri Kapparis Xylofagou areas .and will.be visiting soon to scout the areas .. and as we are not.in a hurry we can take our time to get the feel.of the various areas

It would be nice to keep in touch if that's OK - someone (else) to share my new venture with in addition to my small circle in Paphos.

We (from Peyia) had similar thoughts only this week as we drove through Paralimni a few days ago. But would probably miss our walks along the sea caves coastline. But as you say the properties are a nice price !!

@adamincyprus thank you, I will, because I definitely feel Paralimni being the place to go. I'm getting a good vibe. 🦋 I'm a young at heart and in the head 50. My main job is as a tutor of English as a Second/Foreign Language, and I'm hoping/planning (currently) to work online.
@Toon We are moving to Frenaros in a couple of months.Frenaros is a smaller village but it has most things you need for day to day living. It also has the advantage for us of being flat as I have problems with my mobility.
We really like Paralimni has it has everything you need for your wider needs, supermarkets etc. I also feel the beaches are much better over in the east. It also close to the resorts of Ayia Napa and Protaras, though these shut down in the winter months unlike Paphos. The beach at Agia Theklia is especially good and not so busy with tourists.
of course rentals and buying property over in the East is more affordable, though how long that will last is anyone’s business.
@kelsov72 We are moving from Paphos to Frenaros about 10 minutes from Paralimni.
@MacGeorge8035 that was my thoughts and feelings so we will be visiting later in the year for a look about to see what the various areas offer ... We are not unhappy where we are even with the hill .. just feel we may like to have a break from peyianation street
Ha Ha Ha I understand your feelings about the Hill. We walked it one day from lower payia to Phil's Supermarket !! Never Again 😁
Luckily we don't have far to go to get to the village centre and easily walkable. ... In fact either way up or down to get to bars taverns cafes shops bakery chemists doctors etc only 400m . .
Hi all, we’re undecided as well, Paphos area or Paralimni area. The beaches and what you get for your money are swaying us towards Paralimni area, Kapparis especially, but we’ve heard that whereas Paphos is a 365 day place, the east can be very quiet in the winter. Is this just Protaris or all of the Paralimni area as well?
Hi, why not look around Larnaca area, ideally placed about equal distance from just about anywhere in Cyrpus, rental/purchase prices still okay compared to Limassol. Graham
Am pretty sure there is enough going on in your selected area of Kapparis as we have a few friends who moved there .... Its something we just want to confirm for ourselves (as everyones needs and wants are different) when we go in October for a 4 night break from Peyia.. as much as we love peyia as it has and gives us everything we need and want.. and is far enough away from coral bay to not bother us but close enough to still want to go with holidaying friends and family.... Its nice to be able to get away from it now and again. My village has a fab social scene in various bars cafes tavernas etc ..But I will absolutely admit the beaches (if that's a priority) are far better on the eastern side however as I've said before for every upside there is a downside e.g our findings so far based on our stay in protaras in May the entertainment in Paphos end is far better... Maybe that was just the acts that were there in that period...... protaras seemed very clean almost clinical .. don't know too much yet about Paralimni Kapparis Frenaros Liopetri Xylofagou.. that s why we will visit quite a lot before making any further decisions on our future home or holiday getaway

@Toon Hiya - coming out October to scout myself but as I'm a lone female looking at my forever home I'm wary about finding my dream place but not being aware of how winter months are. I've read that Paralimni has more open than Protaras so considering my property search around there. Want to be close to expat life for obvious reasons. Any help/guidance Toon would be appreciated, just don't wanna have any regrets on my decision.
I'd rather not rent as I see that as wasted when I could be owning.

I explored that side of the island before settling in Pissouri 5 weeks ago and have found the community here very welcoming. I visited all the villages you mentioned in February this year
and all I would say is in Kapparis, Protaras, Cape Greco nothing was open at that time of the year
comparing it to this side of the island in the winter months.

@gayle20 hi Gayle, I too will be traveling back solo later in August. I'm still hoping to stay and rent in either Paralimni or Protoras, but anywhere nearby that's accessible is considerable for me because I don't drive I'm not familiar with these areas as, when I was last resident I was in Paphos, but I have visited Larnaca briefly and liked it. I agree that it's nice to get to know expats, but it's also nice getting to know locals. Maybe we could keep in touch. Good luck with the move 😊🦋

I did live in Rhodes in my youth and love greek culture and the people.
Just don't want to be in an area that's closed throughout winter. Still want to walk to cafe/bars/restaurants.
Taking my dog with me so renting and moving isn't ideal for me.
Just seeking honest opinions on Paralimni / Pernera / Protaras if there's enough to do out of season - that's the area I ideally want. Hence the October visit just before end of season to gauge
I live in Bahrain so seeking sun isn't a priority :-)

@kelsov72 Vicki, I live in the area and have been here for 7 years. Have good friends who are Agents and they will not rip you off.

As what Toon said it is getting traumatic to get apartments' but we can try. Not promising anything but i am almost certain could get an apartment here.

Renting is unavoidable as the buying process is on average taking 4-6 months and sadly the rental market is expensive now so I suggest you budget accordingly ..... Especially for Non EU nationals as buying permissions from the council of ministers is taking ages, land registry is also slow plus the vendors tax clearances and the buyers anti money laundering source of income checks are a tad cumbersome too all of which leads to longer rentals ..... the only way to accelerate the process at the final transfer of deeds stage at Land Registry is to make the final payment with an agreement drawn up by your lawyer in order to take possession and keys and wait till the deeds are ready.. it seem to be quite common to do that now to speed up completion which would help to shorten rental periods.
That's assuming you can find an affordable property within budget... And with a pet may prove a problem or at least a hurdle to get past.....
Kapparis and Paralimni I suggest may well be better than protaras with quieter areas such as Frenaros Liopetri and Xylofagou ..it's one of the things we intend to investigate in October when we shall visit Protaras again end of season.
Maybe rent on a short term Airbnb until you find a property you like enough to buy and see if the vendor would rent to you with a view to buying and agree a discount in lieu of rent or % of rent paid.. worth a punt in my view
@Toon We are renting via AirBnB in Paralimni for 4 months from the end of August as we wait for our house build to be complete and we managed to secure a decent discount on their normal rate. Though we did still pay the AirBnB premium, the property owner is also allowing our small dog to stay.
On a slightly different note, we are renewing our residency permits in September and I thought it would be OK with a Contract of Sale for our house which has been lodged with the Land Registry. We have been advised that we also need a formal rental agreement covering the period from the end of August to the end of December for immigration. Not all Airbnb hosts will give you a rental agreement, fortunately, ours has done

Toon you forgot the biggest village of them all-- Sotira & close to Paralimni (5mins) with all the big supermarkets.
You are right sotira is in my list and I did forget...apologies ....am also told Kiti may also be worth looking at albeit a tad further away
@MacGeorge8035 they provably want that Airbnb address to use as the formal residence adressas the new house may not have a formal address until completion...
We rented a bungalow house for 5-6yrs and I t was only identified as plot 1..

Im exhausted with the hunt.
Freneros, very little in terms of amenities however value for money on property, quite a few expats sprinkled. Nice people.
I've just recently reconsidered Penera as I know a number of bars/restaurants within walking distance that don't close in Winter, unlike Protaras.
I'm staying in Protaras villa and struggle at nighttime to sleep with noise, so this is off the list definately
I'm now overwhelmed on whether to choose Freneros (cypriot life and improve my greek) or Penera which will become a lot livelier when the marina opens next year.
On a final note, I've seen so many plots in fields and new builds and although all the energy efficiency and granite, etc etc. I just find them to have little character so changed search for resale,

I'll probably come out again this year, as my agent is railroading me into offers so I need to slow down and pull back.
Also question, when told that we should seek an independent lawyer is that from a developer or an agent - or both !

I would suggest going on recommendation of people who have done the same as you.. Definitely not taking a suggestion from a developer or agent... Try asking in the Facebook pages for your selected area ... often that's a good place to start seeking this sort of local recommendations for all sorts of services and professionals
@gayle20 I am using a Lawyer based in Paralimni who was recommended by Friends. She is a British Cypriot and speaks fluent Greek her partner is British ex-forces. They have lived in the Liopetri area for many years and she is a mine of useful information. She is our go-to resource for everything from Doctors, Vets, cleaners, gardeners, fence installers the list goes on. If I need something she seems to know someone who can help.
If you PM me I can send you the solicitor she recommended. I am buying a new build and the solicitor did a lot of groundwork checking out the plot and the builder before we agreed to buy. He then re-negotiated the contract including the stage payments we would have to make and the amount of money we would retain to cover snagging etc. He also added some terms into the contract covering late delivery etc. He will do all the work to gain the permissions from the council of ministers etc. His costs were not too bad.
