A two-room, 49 sqm apartment in Powiśle — the riverside district between Warsaw's city centre and the Vistula — on the third floor of a well-kept 1937 townhouse on Rozbrat Street. Three-metre ceilings, original herringbone oak parquet and an east-facing balcony over a quiet, tree-filled courtyard. Fully furnished and equipped: move-in ready from 14 September.
Open the door and the first thing you notice is the scent of oak — it is what gives the flat its warm, settled feel. The flat is bright, with tall east-facing windows bringing in light from early morning.
The living room holds an oak dining table for six and a full-height modular oak bookcase. The bedroom has a double bed, a chest of drawers and a mirror-fronted wardrobe. The bathroom has a walk-in shower with a glass door, a stone shower tray, underfloor heating and a stretch ceiling with integrated lighting; the separate WC has new fittings and a bidet spray. The bespoke wardrobes are recessed into the walls, so they take up none of the floor area.
Appliances and furnishings. Fridge, gas hob, oven, extractor hood, microwave, dishwasher and a washer-dryer built into the kitchen. 54-inch television and fast broadband. Bespoke oak dining table, six restored 1960s Polish chairs, armchair, sofa, TV cabinet, chest of drawers, bed with mattress and fitted wardrobes. Crockery, cutlery and pots stay, as does the vacuum cleaner.
Quiet. Despite the central address the flat is genuinely quiet — not one window faces Rozbrat. They all look onto the green courtyard and onto Jezierskiego, a small street used by residents only. Massive pre-war walls and a well-insulated front door account for the rest.
The building. A 1937 townhouse that came through the war, with an original staircase — wrought-iron balustrades, terrazzo steps, chequerboard landings — and a fully modern lift replaced a year ago. Gated, planted courtyard with a bike rack, intercom and CCTV, and a 6 sqm cellar. District heating, and the thick masonry holds the temperature: warm in winter, cool in summer.
Location. Łazienki Park and the Parliament are five minutes on foot, the Vistula boulevards ten, Plac Trzech Krzyży fifteen. Ten minutes by bus to Warszawa Centralna, twenty minutes on foot to the Politechnika or Centrum Nauki Kopernik metro stations. Aleje Ujazdowskie, with its concentration of embassies, along with the Chancellery of the Prime Minister and the Ministry of Foreign Affairs, are all within walking distance.
Terms. Rent PLN 6,500 per month. Building service charge is paid on top of the rent, not included in it: approx. PLN 630 for one occupant, PLN 850 for two, covering advance payments for water and heating, waste collection and other common charges. Electricity and gas billed separately by meter. Internet approx. PLN 60 per month. Deposit PLN 9,000. Minimum term 12 months. Let directly by the owner — no agency fee and no intermediary. Parking: paid zone with a resident permit; a space is almost always free on the surrounding streets.
Lease type. Najem okazjonalny — a standard Polish lease form. It requires a notarial declaration from the tenant and an alternative address they could move to if the lease ends; details on request.
