Property investment - Netherlands or UK?

sparkysalmon

Hi. I have moved to North Holland and expect this to be a permenant decision. I have to finance my stay, especially as I am currently a (Mature) student in Amsterdam which I hope will lead to employment in the future (3 year course).
I believe that buying a property and renting it out may be a good way to do this, although it's very different between the UK and Dutch private rental market. In addition, the overseas landlord, worldwide income tax declaration element, makes me wonder if I am wiser to invest in Holland, than in the UK.
If anyone here has any advice, I would be very grateful.
Cheers
Jacqui

Hi and welcome to the Forum.

You will be assessed in the Netherlands on your world-wide income, so if you have investments back in the UK, you will be assessed on that in the Netherlands.  The killer for most are the social taxes in the Netherlands, 28% of your income, up to a ceiling of 10,000 euro p/annum (you need to check that ceiling, my info is old and they do increase it).

As for renting, assuming you've got the cash to pay for a house (and can find a suitable property), then their is always a shortage of rental accommodation so, seems like a plan.  You should be aware that tenants have rights in the Netherlands and they also have a Rent Tribunal (Huurcommissie) organization who will adjudicate about rent levels, maintenance and service charges.

Hope this helps.
